A licensed home inspector covers the whole house. A plumbing evaluation by a plumber goes deeper on supply, drain and water heating. It doesn't replace your home inspection, and it isn't one. It's a second look at a high-cost system.
What a plumbing evaluation can cover
- Supply pipe material and visible condition
- Water pressure and pressure regulator
- Main and fixture shutoffs
- Water heater age, installation and venting
- Fixtures, toilets and visible leaks
- Leak test on the meter
- Optional sewer camera inspection of the main line
Red flags worth asking about
- Polybutylene or very old galvanized supply pipe
- Multiple patched leaks
- Water heater near or past the end of its typical life
- Signs of past backups or a recently cleared main line
- Unpermitted plumbing additions
What you receive
A written summary of what was checked, what was found and recommended next steps, with photos where offered. Repair estimates are separate and come only if you ask for them.
