Most Southwest Florida homes have an electric tank, a gas tank or a gas tankless unit. Each fails differently, so the make, model and age help us arrive with the right parts. The label on the side of the unit lists them.
Signs you need a plumber
- No hot water, or it runs out quickly
- Water pooling around the base of the tank
- Rusty or discolored hot water
- Popping or rumbling sounds from the tank
- A tankless unit showing an error code or swinging between hot and cold
Common causes
Failed heating element or thermostat
The usual cause of no hot water from an electric tank.
Sediment and scale
Minerals settle in tanks and coat tankless heat exchangers, reducing efficiency and causing noise and errors.
Failed relief valve
A temperature and pressure relief valve that drips or discharges needs attention. It's a safety device.
Tank corrosion
When the inner tank rusts through, it leaks from the bottom. Leaking tanks are replaced, not repaired.
What you can safely do first
- Turn off power (electric) or set the gas control to Off or Pilot if the tank is leaking
- Close the cold-water valve on top of the heater
- Check the breaker for an electric unit
- If you smell gas, leave the house and call the gas utility first
How we diagnose it
We check power or gas supply, the controls, elements or burner, the relief valve, the anode and the venting on gas units. On tankless units we read the error history and check flow and scale. Then we give you options in writing, including repair, replacement with a like unit, or an upgrade, with the trade-offs explained.
Repair options
| Option | When it fits |
|---|---|
| Replace element, thermostat or valve | A tank in good condition with a single failed part. |
| Flush or descale | Sediment noise in a tank, or scale errors on a tankless unit. |
| Replace with a like-for-like tank | A leaking tank or one near the end of its life. |
| Switch to tankless (or back) | When capacity, energy or space needs change. See tank vs. tankless. |
What affects the price
You get a written estimate after diagnosis and before any work starts. These are the things that move the number:
- Tank or tankless, fuel type and capacity
- Access, platform and drain pan requirements
- Code updates required at replacement, such as expansion tanks or venting
- Permit and inspection where required
More detail is in our Naples plumber cost guide.

Frequently asked questions
How long do water heaters last?
Tank heaters often last around 8–12 years and tankless units longer with regular descaling. Water conditions, maintenance and installation all affect it.
Does a water heater replacement need a permit?
In many Florida jurisdictions, yes. We pull it where required and include it in the estimate.
Can you replace my heater the same day?
Often, if a matching unit is in stock and the installation doesn't need major changes. We'll tell you before we start.
