In colder states, "winterizing" means protecting pipes from freezing. In Naples the risks are different: a supply hose bursts while nobody is home, a toilet runs for weeks, or drain traps dry out and let sewer gas in. This checklist covers general plumbing steps. Always follow your insurer's and association's vacancy requirements first.
Two weeks before you leave
- Test the main shutoff and fixture valves. If any won't close, have them replaced. See shutoff valve repair
- Check washer, toilet, ice-maker and faucet supply hoses; replace old or bulging ones
- Look for slow drips, running toilets and water stains
- Consider an automatic leak-detection shutoff valve
The day you leave
- Decide whether to shut off the main water. Many owners do; some insurers, associations, irrigation systems or fire sprinklers require water to stay on. Check first
- Set the water heater to vacation mode, or turn it off if the main is off (follow the manufacturer's instructions)
- Turn off water to the washer and ice maker
- Run each drain briefly and flush toilets so traps are full
- Leave the A/C set to control humidity
- Leave emergency contacts, including your plumber, with your home watch or property manager
When you return
- Turn water on slowly and listen for running water
- Check under sinks and around water heater and toilets
- Run every faucet for a minute to flush lines
- Restore the water heater and check for leaks around it
